Q2 Market Reports Are Here: What They Mean for Buyers and Sellers in Philadelphia & South Jersey

Real estate is local, and understanding what’s happening in your neighborhood is one of the most important factors when making a move.

That’s why we’re excited to share the latest Q2 Market Reports, created by Compass. These reports provide an in-depth look at what’s happening across many of the Philadelphia and South Jersey communities we serve, giving buyers, sellers, and homeowners valuable insights into today’s market.

Whether you’re planning to buy, sell, invest, or simply want to keep up with your home’s value, these reports are an excellent place to start.

Why Local Market Data Matters

National headlines can tell one story, but your neighborhood may be telling another.

While the media often focuses on broad market trends, real estate conditions can vary dramatically from one community to the next. Inventory levels, buyer demand, pricing trends, and days on market can all look very different depending on where you live.

That’s why we encourage clients to look beyond national news and focus on local data when making real estate decisions.

What’s Included in the Q2 Market Reports?

Each report offers a snapshot of how the market performed during the second quarter, including:

  • Median home prices
  • Days on Market
  • Total Number of Closed Sales

These insights are compared with numbers from Q2 2025 to help paint a clearer picture of current market conditions and where the market may be headed.

What this Means for Buyers

If you’re thinking about purchasing a home, understanding your target market can help you:

  • Know whether inventory is improving
  • Understand pricing trends before making an offer
  • Identify neighborhoods with new opportunities
  • Better prepare for competition
  • Make informed decisions with confidence

Every market behaves differently, and having current local data gives buyers a significant advantage.

What This Means for Sellers

For homeowners considering selling, the Q2 reports provide valuable information that can help answer questions such as:

  • Is buyer demand still strong?
  • How quickly are homes selling?
  • Are prices continuing to rise?
  • Is now the right time to list?

Pricing your home correctly starts with understanding today’s market.

Explore Your Neighborhood

We’ve compiled links to the latest Q2 Market Reports so you can explore the communities that matter most to you.

Whether you’re interested in neighborhoods throughout Philadelphia, the PA Suburbs, or South Jersey, you’ll find valuable information that can help you better understand your local market.

Here is what we learned about some of our featured neighborhoods:

Chestnut Hill – Philadelphia, PA

Chestnut Hill, PA

Compared to Q2 2025, Chestnut Hill saw fewer home sales (33 to 23), but the median sales price remained strong, slipping only slightly from $950K to $920K. The biggest shift was the average days on market, which dropped from 45 to 22 days, showing that well-priced homes are selling much faster and buyer demand remains strong despite lower inventory.

112 W. Springfield Avenue was a perfect example of this. Curated Living listed the home, and within just 4 days, it was under contract. Beyond being priced right, it also showed beautifully, drew strong open house traffic, and was marketed with standout photography.
